Our clients instructed us to assist with the sale of a residential property following the passing of their parents. The property, a freehold bungalow, formed part of the estate and was being sold as part of the probate process.

Although the transaction initially appeared straightforward, our clients had no direct knowledge of the property. We guided them through the preparation and completion of the necessary disclosure documentation and supported them in responding to a wide range of enquiries raised by the buyer’s solicitors.

During the course of the transaction, it became apparent that the property was subject to an existing equity release arrangement. We liaised directly with the lender to obtain the required information and ensure all obligations were properly addressed ahead of completion.

Despite these added complexities, we secured an exchange of contracts within 12 weeks of receiving initial instruction via the estate agent. Our clients appreciated the clarity and reassurance we provided throughout what was a sensitive and unfamiliar process.
